  • Talking with Shihoshoshi Lawyer and signing consulting agreement (Mail or Post is available)

    Once you are ready to proceed, just meet with the Shihoshoshi Lawyer about your requirement and prepare to sign the consulting agreement.
    The Shihoshoshi Lawyer contacts you to go through everything that’s involved with your purchase including our services and consulting agreements. We will prepare a consulting agreement after you make everything you need clear.
    *You have to visit Japan at the time of real estate contracts or a delivery, but you don’t need to visit Japan when you search for a property or property viewing. We understand the importance of keeping you informed. That is why we provide information about a property you are interested in not only on paper but also send photos and videos as far as possible.
  • Check your requirement and needs (Mail or Post is available)

    We check your needs, budget, areas you are interested in and financial plan and provide detailed information in relate to conveyancing process.
  • Financing plan (Mail or Post is available)

    We review and report on the contents of financial plans about tax, revenue stamp fee, and asset tax and management fees, but not about property sales price.
  • Property search (Mail or Post is available)

    Start property search. We provide extensive property information about any of the properties that you would be interested in, from the point of view of a purchaser. When you decide on a property for purchase, you need to submit a purchase application form. We will search for alternatives if you are not interested in that one.
  • Meeting with a real property in charge (Mail or Post is available) 

    You complete the purchase application form and submit it to a Seller. When the Seller is about to agree, we work out the details about your offer price, payment method, contract date, date of delivery and other conditions with an affiliated estate agent.
  • Contract and Delivery (Visiting Japan both days or either day) 

    Once you and the Seller have agreed to all the major conditions, a sales contract can be prepared. You have to pay a deposit (10 – 20% of the sales price) at the time of contract. The date of contract and delivery might be the same day. You pay the remaining sum and other expenses, and then receive the keys and documents that come with the property. The Shihoshoshi lawyer takes a Registration Form to a Legal Affairs Bureau and you will hold an ownership of the property.
  • Finding a tenant for your Property (Mail or Post is available)

    To obtain rental returns, you have to sign a Business Entrustment Contract with a letting agent and the agent searches for a tenant. When your potential tenant comes up, you have to vet him. If you see he is a right tenant, you will sign a rental contract.
  • Continuous management

    After you’ve found suitable tenants for your property, you hire the services of a managing agent to work on your behalf. You also have the option of managing the let yourself. A managing agent will organize tenancy agreements and inventories. An agent organises the collection of rent from the tenants and transfer it to your bank account. You have to check the rent without delay. It is necessary that the property owner pays fixed assets tax and submits a summary statement of business to the tax council. If you need any help, we are happy to introduce you to our affiliated tax accountants.

  • Selling Property
